Demand is rising on Hutchinson Island as property values down south in areas like Jupiter and Juno beach continue  to soar to levels that many cannot afford. Most direct oceanfront condos in Jupiter are pushing the million-dollar plus mark and inventory levels are quite low. The rising prices in places South of Hutchison Island are causing many buyers to head north in search of more affordable living. Even in places such as ocean village in Fort Pierce we are seeing very low inventory levels were oceanfront condos and we are seeing drastic price increases of 50% or higher. Even at the new higher-level asking prices here in ocean village on Hutchinson Island they are still 40% less than comparable properties in areas such as Jupiter and Singer Island.

Asking prices rise in Ocean Village

Just six months ago a two bedroom oceanfront condo in the oceanhouse in Ocean Village was selling at $330,000 and the recent sale of a similar unit just floor below was $320,000. Just this week a fourth floor unit in the same stack came on the market for $489,000. That’s nearly a 50% increase over the last sale in the building. The last three bedroom sale was $480,000 and a three bedroom was just listed for $679,000. Right now there are only two units for sale in the three buildings of oceanhouse. Increased demand as well as affordable pricing is pushing buyers to areas such as Hutchison island. As more and more buyers gravitate northwards we will see prices pushing upwards there as well.

Ocean Village Condos for sale

Right now in ocean village there are less than 40 properties for sale and just two 3 bedroom condos listed for sale. The best deal in the community is a three bedroom catamaran unit with ocean views, a corner unit and updated. The property is listed at $279,900 and is the best deal in the community.
