Season has finally ended here in Ocean Village on Hutchinson Island. The tourists have packed up their cars and gone North for the summer. What happened this season in Ocean Village? Real estate prices jumped dramatically as inventory levels fell. Several condos that were priced high are still on the market. All of a sudden sellers saw rising prices and many priced their condos much higher than any recent sales. Those condos are stil for sale after season. Many of the Oceanhouse condos are still for sale as they were priced much higher than the market could bear. Even though they are direct oceanfront condos with great views a 40% price hike over recent sales is just not feasible. The Oceanhouse condos do offer ocean views and newer construction with garage parking. They are some of the most popular condos in Ocean Village. They are one of only a few condos that allow large dogs and is are pet friendly condos.

The most popular condos are the small 1 bedroom condos that have been selling at just over $100,000 to a high of $125,000 this season. They seem to afford the snowbird with an inexpensive oceanfront community with plenty of amenities. They aren’t large but they have enough space for a winter get away here in Florida. How many Hutchinson Island oceanfront communities offer all that Ocean Village does. You get a gated community with 3000 ft of beach that is nearly private. Several community pools, clubhouse, fitness center, tennis and golf. An on site restaurant is always a plus. Just a short bike ride away you will find several waterfront restaurants and plenty of water activities. What can we expect for next season? I think we should see a price flattening for condos and homes here in Ocean Village. Let’s watch and see.
