Ocean Village Condos

Ocean Village is an oceanfront community of 120 acres situated 0n South Hutchinson Island that was started in 1973. The first Cluster of condos was the Capstan models which sit just North of the community pool. The 100 to 400 buildings sit right on the ocean. Originally the condos had no dune which you can see in the photo. The ground floor units had ocean views.  Since the hurricanes in 2004 Ocean Village built up a 15 foot sand dune to protect the community. The Capstan condos had sand up to the second floor after the two hurricanes in 2004.

Ocean Village Beach Hutchinson Island

The original land was owned by the Adams family who purchased this oceanfront tract back in 1960. Gulf Oil  was the originally developer along with Harrison Land Development who owned the property of Ocean Village. Many Oil companies were brought in back in the early development days to build these massive projects. Sailfish Point on the South end of Hutchinson Island and a premier country club community was also developed by an oil company. Ocean Village had a road that ran along the East edge of the property which was the original beach road as you can see from the photo. The community deeded beach access on either side of the community to gain approval. Surfside homes in the development just to the North of Ocean Village and to the South is just a small beach road that gives access to the ocean.

Ocean Village hit hard times back in the mid 70’s after the project began and was slow to finish the remaining community. The three Seascape hi rises were built in the 80’s and several other clusters were built during the next building boom here in Florida which then hit a sudden stop with 18% interest rates around 1984. The building boom was slow until 2000 here in Ocean Village when the last remaining parcel now called Southpointe was developed. Southpointe consists of single family homes, Golf Villas and the Ocean House condos. There were no more hi rises to be built along the ocean on South Beach after Fort Pierce limited heights to 4 stories. The South section of Ocean Village is much quieter as the density of homes are much smaller. We don’t have a bunch of 1 bedroom vacation condos  in this section. It feels more like a neighborhood than the other sections of Ocean Village.

Southpointe consists of three Ocean House condos sitting directly on the beach. The 4 story condos feature garage parking, 9ft ceilings and beautiful ocean views. Just 76 units make up Ocean House which also features it’s own private pool.  The single family homes in Southpointe are built around the par 3 golf course and feature one and two story homes. The Golf Villas feature either a 2 or 3 bedroom condo style home with a single car garage.
